A: We are not offering any model home now. Our designer and architect spend time to build the best house for you. We are always trying to build something new. A: Absolutely! Most of our plans can be modified to add square footage and/or change the configuration and size of rooms. We offer hundreds of options. In addition, we can add garages, basements, porches, and decks.

Q: How long does it take to build??
A: It depends. There are so many variables involved in build out time we cannot give you an absolute answer to this question. Some of the variables include (1) the community in which you are planning to build, (2) the size and type of home you are planning to build, (3) the extent of site improvements needed, such as clearing, well, septic tank, etc.., and (4) weather conditions occurring while your home is under construction. Q: How do I find out how much new home I can afford?
A: We will do a no cost, no obligation, Home Pre-Qualification for you. This will determine the largest monthly payment you are qualified to make. It's a very good idea to have this information before you start looking at floor plans and options. You may use the request form on our Web Site to indicate that you would like to be contacted to Pre-Qualify, or, if you like, you may fill out the Home Pre-Qualification Form on our Web Site and either submit it, or, if you prefer, print and fax it to us. Q: What types of mortgage programs are offered?

Q: How long does it take to mortgage application?
A: Usually about 30 to 45 days, although it can take as few as seven days and as long as 90 days for some transactions. The actual time depends on how quickly the lender can get an appraisal of the property, a credit report and verification of employment and bank accounts.

Q: What will I have to provide?
A: Be prepared to provide verification of income ( including a pay stub and recent tax returns), bank account numbers and details on your long term debt(credit card, auto loans, child support, etc.). If you're self-employed, you may also be required to provide financial statements for your business. We also offer no income verification or no documentation program for your convenient. If you provide the lender with complete, accurate information, everything should go smoothly.
You may face a delay if the lender discovers credit problems - a history of the late payments or nonpayment of debts, or a tax lien. You may then be required to submit additional explanations or clarifications.

Q: What's include in my house payment?
A: Principal and interest on your loan. Depending on the term of your loan, the payment may also include homeowners insurance, mortgage insurance and property taxes.

Q: Can I pay those other things separately?
A: Not if it's an FHA or VA-insured loan. With most other loans, you can pay your own taxes and insurance if you borrowed no more than 80% of the purchase price or appraised value of your home. Check with your lender to be sure.

Q: What do closing cost include?
A: Closing cost cover processing and administration of your loan. In addition to a loan fee, you'll be asked to prepay interest charges, to cover the partial month in which you close, and impounds for property taxes, hazard insurance, mortgage insurance, attorney fees, stamp, survey and some other items related with settlement.

Upon completion of your research, plan a return visit to the area. On this visit, you should allocate time to visit the model homes of these builders. Be prepared to ASK questions. Q: How far in advance of our plan to move should we begin our search for a new home?
A: Buying a new home is a very exciting and emotional time. There are many builders, communities, floorplans, and options from which to choose. Give yourself time to make an educated decision. Obviously, there is no time like the present. The process of building a new home takes, in most scenarios, approximately 7 to 9 months from start to finish. Some builders maintain an inventory of homes at various stages in the construction process, for a customer that desires a home sooner.

Q: How do we determine what we can afford to purchase?
A: Determining your financial qualifications for a mortgage on a new home is quite simple. Most builder representatives are authorized to perform a pre-qualification. This pre-qualification will assist you in determining price and payment comfort level. Variables to be considered are your gross monthly income (inclusive of investment income, rental income, child support, etc.), the size of your downpayment, your fixed monthly debt (car payments, student loans, etc.), and revolving monthly debt (credit card minimum monthly payments). Q: How much money do we need for a downpayment on a new home?
A: The Federal Government, in association with the lending industry, has recently made purchasing a new home easier than ever. Programs are NOW available that allow new homebuyers the opportunity to purchase their home with as little as "zero" money down. Programs, such as this, have allowed people who otherwise may not have been able to purchase a home, the opportunity to enjoy the pride of ownership. Often times, the size of your downpayment will vary with the size and price range of the home you decide to build. Financial qualifications can also be a factor in the determination of downpayment requirements.

Q: Do we need a Real Estate agent to purchase a new home?
A: The Real Estate community provides a builder with a large source of potential homebuyers. A professional Realtor can be a valuable asset for any growing homebuilder. In most cases, the builder will pay any associated real estate commissions on the purchase of the new home. However, it is not a requirement for you to be represented by a Real Estate agent in the purchase of your new home.

Q: How can we determine if we are getting fair pricing?
A: There is no substitute for Comparative Shopping, to determine if pricing is fair. There are many choices in the building industry. Be sure to base your decision on true "apples to apples" comparisons. Don't allow yourself to be swayed by a dynamic salesperson. A decision based on factual comparisons is always a sound decision. Look for value in three areas: Value at Purchase (i.e. - Best house for the money), Value while in the Home (i.e. - quality of life, peace of mind), and Potential Investment Value (i.e. - Long-term resale potential). The mortgage company will have also appraisal to protect your price.

Q: How will we know if our home is being built properly?
A: A new home is the only purchase you will ever make that enables you to view the product at every stage of production. For comparison, imagine if you were able to watch the production of your brand new car; starting from a pile of raw steel and progressing through the point at which it rolled off the assembly line. It is safe to say your emotional attachment to that vehicle would be greater than if you selected a car off the lot. A new home is inspected by our professionals, as well as county inspector on regular basis during the building process. This inspector will review the structure at numerous times during the building process, and can stop the process if he encounters any deviations or omissions from acceptable building codes. The builder will then make corrections and a reinspection of that item will occur.
Some builders will go above and beyond the municipality inspections and coordinate their own quality control inspections. Often times, builders will encourage your involvement in these additional review periods. This meeting is typically called a "walk-through". A Buyer walk-through will be conducted prior to the installation of drywall and prior to the scheduled closing on the home.
